Backflow devices after a February freeze
The assembly on the side of the house freezes before any buried lateral does. A hairline crack shows up as a hiss the first time someone turns the isolation valve back on.
A typical call sounds like this. In Firethorne, a week after a short Gulf freeze, someone notices water that will not stop on a corner lot with two parkways. The rest of the yard, toward Old Katy, still looks acceptable from the street, which is why the problem gets described as small. It is small only if the station, the valve, and the heads agree. We ask whether the wet or dry area changes while that station runs, and whether it continues after the clock moves on. Those two answers separate a nozzle, a valve, and a leak before we price a part. The soil under that lawn is Fort Bend and Katy prairie clay that opens cracks by August. The turf is mostly St. Augustine, sometimes Bermuda on the sunniest new-build lawns. A schedule copied from a different turf or a sunnier neighborhood will not survive contact with this yard. An active break in Cinco Ranch is containment, then parts. If you can do it safely, close the irrigation isolation valve by the backflow device. The hose bib may not be that valve. A valve box turned spring in Grand Lakes is often a diaphragm that cannot seat, sometimes with a crushed lid that filled the box with soil. We stop the water, then we repair the valve, then we run the station on purpose. Leaving it capped and ‘off at the clock’ fails the next time a program starts.
In Old Katy we still ask whether the water is ours. A shared swale with a neighbor, or a storm drain backing up, can look like a blowout. The supply-off test takes a few minutes and prevents the wrong excavation. Once it is the irrigation system, the repair is the same standard as a scheduled leak, just faster to the shutoff.
